Stage 1 – Pre-design

We begin by understanding you, your site and what you want the project to achieve. We measure the existing building, review the planning controls and prepare a return brief to establish a clear foundation for design.

Stage 2 – Sketch Design

This is where ideas begin to take form. We explore the possibilities of the site through architectural drawings and immersive 3D design, testing how the home could look, feel and function.

Stage 3 – Design Development

The preferred concept is developed into a more resolved architectural proposal. We refine the spaces, materials and key design decisions while engaging the specialist consultants needed to test the project.

Stage 4 – Development Application

We prepare the architectural drawings and coordinate the supporting consultant information required for Council approval. The design is carefully considered against the planning controls, neighbouring properties and site constraints.

Stage 5 – Council Negotiations

We remain involved throughout Council’s assessment, responding to requests for information and working through planning issues as they arise. Where appropriate, we negotiate practical design responses while protecting the intent of the project.

Stage 6 – Construction Certificate

Following approval, we coordinate the additional architectural and consultant information required for construction certification. This brings the approved design into alignment with the technical requirements for building.

Stage 7 – Tender Documentation

We develop the design into a detailed and coordinated package for builder pricing. Materials, finishes, joinery and key construction details are resolved to reduce assumptions and create greater cost certainty.

Stage 8 – Building Tender

We help identify suitable builders, issue the tender documentation and respond to questions during pricing. Returned tenders are reviewed comparatively so you can make an informed decision about who will build your home.

Stage 9 – Contract Administration

During construction, we remain involved to help protect the architectural intent and support the delivery of the project. This can include site meetings, builder queries, progress claims, variations and practical completion.

The Flett Flashing is an award-winning roof flashing system developed by Scott Flett to improve the way complex roof and wall junctions are resolved.

It reflects our broader interest in buildability, construction detailing and practical innovation. The system was developed to help simplify difficult roof junctions, improve installation outcomes and support more refined architectural detailing.

In addition to his architectural practice, Scott Flett provides specialist building consultancy and expert witness services through Q-Tech Building Consultants.

This work includes Home Warranty Insurance assessments, including residential and Class 2 remedial work, causation reports, scopes of work, and assessments of fire, hail and storm damage, including exclusive mansion policies. Scott also assists with defective building work assessments and expert witness services for legal, insurance and remedial building matters.

Scott’s experience as a registered architect, licensed builder, NSW Registered Design Practitioner and Principal Design Practitioner gives him a practical understanding of design, construction, compliance, defect investigation and regulated building work.
